LCB provided domestic repairs (inc out of hours) and void refurbishments to Cardiff Council on a 4-year framework that started in January 2018. The contract was renewed via competitive tender in January 2022 (after all extensions had been given) and the new contract covers smaller geographical lots, and we deliver responsive repairs to the south half of the city. However, with Covid related backlogs, our overall volume of works has only slightly decreased, and we also supported the new contractor by continuing to carry out works in the north lot whilst they mobilised. This enabled a smoother mobilisation process and minimised any potential impact on tenants. The voids contract was also renewed at the same time, and is split into 2 lots, and LCB deliver void refurbishments in the larger lot across the city. As first placed contractor, we deliver two thirds of voids orders placed.
We effectively reinvented the voids service with Cardiff when the country went into the first lockdown, as the council was under enormous pressure to continue rehoming their most vulnerable and ‘at risk’ tenants. We maximised use of technology to support staff working from home, and worked with material and supply chain partners to ensure stock was available for install. Furthermore, enhancements to the service we developed during this period have continued to be used, and we continue to work collaboratively to explore further areas for innovation. When the contract came for renewal via competitive tender, we were delighted to resecure the works and we can continue to provide Cardiff with an excellent service.
Testament to our success with working with Cardiff delivering their voids, is we were runners up in the Constructing Excellence Wales, Integration & Partnering Award in 2022.
