LCB Group completed refurbishment of 110 student accommodation rooms across three blocks for Cardiff University as follows:
Cartwright Court Houses 5-10: full kitchen refurbishments, replacement of Velux windows, flooring upgrades, ease and adjust fitted furniture (wardrobes, desks, etc.) in rooms, full decoration throughout, upgrade and replacement of plasterboard, and new fire signage installed.
University Hall Dwyfor Block: full redecoration of block, flooring replacement throughout, create new boiler cupboards and kitchen improvements after mechanical works had been completed, roof work for new flues, new shower trays in shower blocks, renew suspended ceilings and grids and new fire signage installed.
During the works at Dwyfor additional works were added into the contract period. These were ripping out and replacing rotten and defective sub floors. These works did affect the overall programme and timescales but were deemed necessary due the amount of damage to them and were unforeseeable issues which were discovered as works commenced. We worked to accelerate the works as much as possible through extending working hours and additional labour to reduce the impact of the works going beyond the initial expected programme.
University Hall Garden Wing: flooring renewal, decoration throughout, renew and replace kitchen worktops and doors were damaged, replace defective suspended ceiling tiles, bathroom and communal toilet upgrades, decoration of external balconies, replacement of asbestos soil pip with uPVC, and new fire signage installed.
Additional works were added into the Garden Wing scope to upgrade all of the door entry handsets, which we accommodated within the contract period, so works did not over run beyond the agreed handover date.
Due to the nature of the works needing to be handed over on an exact date (i.e., when the students returned to the halls) work had to be completed and handed over in line with the programme.
